Outdoor zip blinds for balconies
A condo balcony that faces west can be too hot to sit on until after six, and a sudden afternoon downpour blows rain across the floor tiles. A ground-floor PES or a covered yard has the same problem. Outdoor zip blinds close off the open side with fabric that runs in side channels, so the space stays usable through sun and rain. Curtains SG supplies outdoor zip blinds and standard outdoor roller blinds for balconies and outdoor areas.
Get a quoteHow zip track blinds work
A zip blind is an outdoor roller blind with a zip-like edge sewn along both sides of the fabric. That edge runs inside an aluminium channel fixed to each side of the opening. As the blind rolls down, the edges stay locked in the channels, so the fabric stays taut and does not flap or lift at the sides.
This is the main difference from a standard outdoor roller blind, which hangs free or is held by cables or a weighted bottom bar. A free-hanging blind is simpler to fit, but it can billow in wind and leaves gaps at the sides where rain and insects get in. A zip track closes those gaps much better.

Wind, rain and where they suit
Zip blinds cope with wind better than free-hanging outdoor blinds, but no fabric blind is a storm shutter. On high floors or exposed corners, raise the blind in strong winds and during thunderstorms. Motorised systems can sometimes add a wind sensor that raises the blind automatically.
They suit condo balconies, PES areas, covered patios, yards and open-sided shophouse terraces. The opening needs solid walls, posts or frames on both sides and at the top to fix the channels and the head box, so we check the structure, the ceiling and any drainage at the home visit.

Check condo and HDB rules first
Balcony blinds change how a building looks from outside, so many condos have MCST by-laws on what can be fixed to a balcony, including colour, fabric type and mounting. HDB also has guidelines for exterior and external fittings. Before you order, check with your condo management office or the relevant HDB guidelines, and get any approval in writing.
For care, hose or wipe the fabric with water and mild soap every few months to remove dust and bird droppings, and let it dry fully before rolling it up. Keep the side channels clear of leaves so the edges run smoothly.

Common questions
What is the difference between zip blinds and outdoor roller blinds?
Both roll down from a head box. A zip blind locks its edges into side channels, so the fabric stays taut and seals the sides better. A standard outdoor roller blind hangs more freely and can flap or let rain in at the sides.
Do zip blinds keep out rain?
Clear PVC and solid fabrics keep out most rain. Mesh sunscreen fabric reduces it but lets some through. In heavy storms, raise the blind to protect it from strong wind.
Can I install balcony blinds in my condo or HDB flat?
Often yes, but rules vary. Check your MCST by-laws or HDB guidelines for exterior fittings and get approval before fitting.
